Our Rent-to-Buy opportunity is perfect if you aren't ready for a mortgage now and want to expand your rental options.  We buy a qualified home for sale for cash, close in just 21 days, then pair you with a Homeownership Coach (for free!) who will get you mortgage-ready in as short as 3 months and up to 24 months.

The application is free, won't impact your credit score, and comes with zero financial obligations.  The minimum requirements for the program are: 

  • ➡️ Household income of $60,000+ 
  • ➡️ Credit score of 680+ (Exceptions may be made for lower scores)
  • ➡️ No evictions/late rent payments, or car repossessions in the past year and no recurring overdrafts 
  • ➡️ Student loans must be in good standing (not in default) 
  • ➡️ Bankruptcy must be discharged 
  • ➡️ $3,000 upfront deposit, which will go toward your closing cost when you buy the home back! 

Search for Your Dream Home

With your approval amount in-hand, we'll go house-hunting as soon as possible!  Our team will help you find a home you love in a location you love.  

We can use your approval to make an offer on any home for sale as it was fully and recently renovated, not over 100 years old, and not being sold as-is (meaning the Seller needs to be willing to make repairs).

Make an Offer & Go Under Contract

Once we find the your dream home, we will make a cash, 21 day offer on your behalf.  This is when your initial deposit of 2% of the price of the home is due.  

When our offer is accepted and we go under contract, we will pay for your home inspections, the appraisal, all closing costs, taxes, fees, and home insurance.  We also make sure the Seller will make all safety and livability repairs so that you move in with total peace of mind.


Move In & Prepare for a Mortgage

After we close on the property, you move-in to your dream home!  Over the coming months, you will be paired with your free Homeownership Coach, who will work with you on a customized plan to get you mortgage-ready ASAP, including getting your credit score to 680+! 

In addition to your Homeownership Coach, our team will continue to be with you every step of the way to inform you of all of our local first-time homeowner programs and grants that allow you to buy the home with as little cash needed as possible. A portion of your monthly rent goes towards your savings for your downpayment and closing costs, but it is our team's goal to actually see you get money back at closing instead of putting more money down!

Buy Your Home Back ASAP!

Congratulations!  With the help of our team, your Homeownership Coach, and your mortgage lender, It's now time to buy back and close on your dream home. On Settlement Day, the final paperwork is signed and the home is officially deeded over to you.
